DEVELOPMENT MANAGER
ROLE SUMMARY
The Development Manager leads development activities for assigned project/products (phase, masterplan) with the aim of exploiting the development opportunities in the most profitable manner in alignment with Eagle Hill’s standards and design guidelines. Responsible for driving the multi-disciplinary coordination between all the necessary departments to ensure that products concept/design are converted into successful commercial assets. Ensure that development activities are carried out efficiently and according to plan, meeting market demands and maximizing value/profits.
KEY RESPONSIBILITIES
- Contribute to the implementation of the company’s development strategy by identifying and executing commercially viable projects aligned with its mission, vision, and profit-maximizing objectives;
- Orchestrate the end-to-end development process, from concept to completion, with a focus on timely delivery, cost control, and design integrity;
- Provide advice on product line and project to make sure they are relevant to trends in the local market;
- Lead design management for assigned products, ensuring full compliance with Eagle Hills’s design guidelines, standards, and brand identity;
- Develop product briefs that reflect the allocated budget, incorporate coordinated input from internal and external stakeholders, and address risk assessment, cost-benefit analysis, legal requirements, and design specifications;
- Coordinate, manage and monitor project execution activities of assigned products to ensure constructions align to plan, quality, time, costs, design vision and value;
- Provide inputs to consultants to enable preparation of masterplans and designs;
- Monitor products development, coordinating with other departments as needed to ensure commercial viability, highlighting variations and acting to resolve these;
- Establish and maintain interfaces with clients, counterparts (developers, construction companies, architectural consultants, investors) to ensure delivery of program, concept and budget;
- Liaise with internal departments and external consultants to ensure commercial viability and resolve deviations during development.
QUALIFICATIONS AND EXPERIENCE
- Bachelor’s degree in architecture;
- Master’s degree is considered a plus;
- 6 to 8 years of experience in real estate, urban planning and/or mixed-use developments;
- Minimum 4 years of experience in a management role.
SKILLS AND COMPETENCIES
- Excellent understanding of property market dynamics such as market conditions, market valuation, leasing procedures, and risk management in a development context;
- Skilled in project management, design cost estimation analysis, architecture best practice, design and master planning, quality assurance, etc.;
- Good commercial and business acumen, with experience in delivery of commercially viable products;
- Results-driven mindset, consistently focused on achieving measurable growth, optimizing processes, and delivering high-impact outcomes;
- Strong communication and interpersonal skills, fostering collaboration across cross-functional teams, clients, and external partners:
- Analytical and strategic thinking, supporting market expansion, opportunity assessment, and long-term business positioning;
- Adaptability and problem-solving orientation, thriving in dynamic environments and navigating challenges with pragmatic solutions;
- Fluency in Serbian and English language is mandatory.
